We used this hotel as an alternative to the outrageously priced Newport/Middletown area hotels since it's only a 40 minute drive away. While the hotel met all basic requirements in terms of cleanliness, hot water, etc. There is not a word in the English language to describe how awful the location is. A major highway, I-95, is literally a stones throw away. If you throw a rock out of your room window, you could easily hit a passing car. There's road construction all around the immediate vicinity and the Harbor it supposedly overlooks is not a pleasant sailboat laden body of water. It's actually a polluted industrial wasteland with barges, container ships, cranes, and oil tanks on all sides. The place wasn't worth $89, let alone the $189 before taxes we paid for a Saturday night in late July. I'm still shocked that it was fully booked. And to top it off, they have a 2 night minimum stay requirement for summer weekends. If you're going to Newport for a summer weekend, I'd recommend just paying up and staying in Newport or Middletown. If that's still too much, use an airport hotel outside Providence's TF Green airport. It's about 15 or 20 minutes closer to Newport than downtown Providence.
