awful!! the view i had was of a waste area at the base of the hotel thus making it impossible to open the window to air the small stuffy room. All that was missing was rats skipping about but i'm sure they were there.
Oh! and a hotel that doesn't have a corkscrew? avoid this place.

To be honest its hard to say positive things about the Osbourne hotel. Infact near impossible! The whole place needed to be cleaned from top to bottom, and there was an acrid smell of stale cigarettes throughout the building. The bedroom was filthy in desperate need of redecoration and repair if only to cover damp patches on the ceiling. The room smelling worse than the communal areas with its dated furniture oozing smokers armchair. This was almost forgotten until i got into bed and found a number of cigarette burns in the duvet and sheets.
The en-suite was scruffy, the shower ran hot and cold, i could go on more about the room!!!
The breakfast room was cramped, with no windows, sharp edges on broken furniture, it was not a comfortable place to eat.
The 'full scottish breakfast' consisted of cold beans, undercooked bacon, rubbery sausage and sloppy scrambled egg. The smell actually knocked me sick! To top of the whole experience the staff were misrable, unapproachable and made you feel an inconvenience.
Its quite close to the centre of town.

We have just spent Hogmanay in the Osbourne and are shattered to find the poor ratings are true. There is no investment in this establishment in either the furniture, furnishings, or staff who look glum and unhappy to be there. It is in a pitiful state. The £120 per night per room over Hogmanay was a complete waste of money and an unfair charge. The shareholders should be held accountable for the lack of investment which leads one to feel completely ripped off. Don't go there, is our advice.

The room was clean and the window had been opened to allow fresh air in. The en suite was a bit dated but the water was immediately warm and the towels were clean and fresh. The bed was comfortable with fresh linen.
The breakfast was basic but readily available and the staff were friendly.
It may not be the best but come on, the location is simply brilliant and at £35. was excellent value.
If you want luxury, you have pay a lot more than this and you may not be is such a good location!

We booked into the Osbourne hotel, after just walking by and on the off chance went into see if they had rooms available. I found the receptionist helpful and we were asked if we wanted to see the room before we booked it! The room was nothing special but it was clean, and had enough storage, En suite was functional and clean also. All in all i had no complaints. Excellent location and no frills cheap clean accomodation. If thats what your after i would recommend it

If you like the Fawlty Towers feeling, choose the Osbourne hotel Edinburgh! You will enjoy a dribbling shower, lack of toilet paper, a strange woman wrapped in a négligée after midnight in your bedroom (she might have been Sybils ghost) and an adventurous 19th century lift. And finally: don't forget to ask for a paracetamol in the morning! You will be told that there is only breakfast being served and anyway it was all self-inflicted! But: the breakfast wasn't as bad as others have said and the hotel is very well situated. It is certainly an infamous place to stay! So, if you're game for a laugh then give it a go!

We arrived in Edinburgh without hotel reservations. After driving around the city for almost 2 hours I was ready to pick the first decent looking hotel we came across. That happened to be the Osbourne. The receptionist was very nice,the lift was small but it worked. I looked upon it as an adventure--taking one suitcase up at a time. The lounge did smell of cigarette smoke but our room was OK--clean or my daughter and her friend would never have stayed there! We had a room with 3 twin beds, so maybe it hadn't been used as much as a double room would have been, making it a bit fresher. Nothing special but OK. Great location, especially for someone who didn't know where they were going.
The only truly negative aspect of the hotel was the parking situation. I wasn't told that there was a car park around the corner that was available to hotel guests for an extra fee. My first night stay earned us a 60 pound parking ticket.
Would I stay here again? Probably not, but in a pinch it's OK

We stayed at the osbourne a short while ago and found it both good and atrocious.firstly, the location is excellent, five minutes walk fron the city centre.Though we didnt pay a great amount(80 for a double room), it was not worth it.there was a musky smell, our basic room wasnt sufficently clean and the breakfast was distinctly average.when the 25 minute wait tocheck out is added to that, with the stressed receptionist eager to move us along, we were on edge to say the least,for such a basic hotel, the price is excessive, and i really believe we should have had help with our suitcases, walking to the 3rd floor with twoof them is hard with no help!come again?probably not.massive potential to be great though!

The previous reviewer's opinion is very accurate! I stay in hotels often and I have to say this was the worse breakfast I have ever been offered - we stayed 3 nights and went elsewhere for breakfast after the first offering of stale bread and rude service. Our room was tiny and looked like it hadn't been decorated in 30 years. The location is good in terms of amenities, but meant that it was very noisy as was on a main road. The previous reviewer is lucky he only paid £60 - we were stitched for £120 as it was new year. Luckily we went to Dalhousie Castle for our final night and that restored all faith in Scottish accommodation.

We have just returned from a great weekend in Edinburgh,I recommend a trip to this beautiful city but don't stay in this 'hotel' .On entering the room there was a pervading smell of stale cigarettes,the cigarette burns in the carpet may explain this .The room wasn't particularly clean,uncomfortable bed,the whole place seemed to be crying out for some money to be spent on it.The piece de resistance though had to be the worst breakfast I have ever been offered, the quality , presentation and choice of the food had to be seen to be believed.The only positives I can find to mention are its great location for city centre and the staff were quite pleasant.At £60.00 per night for the double room we didn't expect 5 star but certainly should have had better facilities for that price
