      ... an up and coming neighborhood. But there is a run down apartment bldg/motel that backs up to this property and I am not comfortable buying a house that would be empty much of the time in a rather mixed area. My guess is that this area will continue to improve and this property will increase in value. If we were younger and looking to invest for the future this would be a good bet. But we are looking for a place to use in the winter and leave for long periods of time. ...

      ... way to San Antonio, and we'll spend the weekend with our friends, Len and Fran. Then, Monday we're driving towards Phoenix with an overnight stop in Las Cruces, New Mexico. We'll be in Phoenix on Tuesday afternoon, Feb. 10. We'll have a day to do our laundry and repack in Phoenix before we leave Thursday morning with Marnie and Steve for Las Vegas to celebrate Steve's big 50th birthday party.       ... sitting for four plus months. This morning a local lady who is experienced with canvas came to give us a quote on new windows in the fly bridge cover and a couple of extra awnings. The boatyard staff have just been fabulous and so helpful. The bottom has a fresh coat of paint and Richard buffed the waterline yesterday with colour restorer and wax.
