Eleven in H. Nizamuddin is a tranquil spot a world away from the hassle and chaos of travel in India. The urbane owner, Mr. Ajay Anand, is very kind and helpful, and does everything he can to make your stay pleasant---he even shared his pizza with a traveller coming in after a long train ride! The renovated rooms downstairs are more to my taste than the cheaper residence rooms, but all are peaceful and pleasant.

Fantastic Guesthouse

Eleven is one of the best guest houses I have stayed at in Delhi. Ajay the owner is charming and goes out of his way (not intrusively!) to make sure your stay is comfortable and you have everything you need. The rooms are big with huge beds, clean, with full sat tv and a decent hot shower! Breakfast is great and is served when you want it, and having a separate kitchen to use whenever is a bonus! The road outside is closed to public traffic at night so it is wonderfully quiet - a rarity! Eleven is a lovely place and great value, which I will definitely return to!

Great place to stay inDelhi

Eleven bed and breakfast, Nizamuddin (East), New Delhi, was a wonderful experience. Unfortunately I only stayed 1 night, but found the owner, Anjay, his father and attentive staff most accomodating and helpful, especially as I was quite fragile at this time, due to cancelled flights, etc. They could not do enough for me and made me feel completely at home.

The location was perfect- close enough to the sights, but away from the bustle that is Delhi. I ate at the B and B - dinner was a delight - a selection of Indian dishes - the sweets were to die for!

Breakfast was great - sitting out on the verandah reading the paper!

The room was extremely clean, functional, and comfortable. The en suite was great - even had a shower screen which seem to be missing in most establishments.

The park next door was a great place to do a few laps before breakfast, and a stroll to the Lodi Gardens was worth while.

I would not hesitate to recommend this place to anyone coming to Delhi, and I wish Anjay all the very best for the future.

Fantastic Finsh to our adventure in India

The location was fantastic. Only a short ride to the city center and in a very safe and quite neighborhood. If you haven't been to India before, take my advice about the importance of a quiet area to sleep. Delhi is a very loud city and it can be a problem in many hotels, but not at B&B at Eleven. The room was clean and the staff very friendly. Ajay, the owner, became out tour planner and he is now a friend. He even took us out one night to find good local street food. Ajay really made our time in Delhi very special.

Excellent place to stay

I stayed for a total of 6 night at Eleven, and couldn't have asked for much more. The service was personal and friendly, and the owner Ajay helped me out with every aspect of my stay in Delhi. He advised me how much to pay for rickshaws, booked train tickets & delivered them to my room, and advised good places to go.

Along with a nice comfy room, a good shower and a quiet corner of Delhi, it all made my stay in Delhi very enjoyable. Highly recommended!

I love Eleven

November 2007 trip to Delhi, Stayed at a new B&B, called ELEVEN.

Treated like a welcome family friend by the gracious owners, (--) In a lovely deco house in South Delhi, Mr. Ajay Anand, his gracious father and helpful staff, attend to your needs with friendly & helpful services(airport pick-up&drop-off, taxi

service, suggestions for day trips). A hot filling breakfast included in the rate. In addition you can order lunch or dinner for a very reasonable rate. Ate dinner both nights I stayed. Treated to a great feast of home cooked Indian food, including non-stop fresh baked chapatis and puris. Delicious.

There are two rooms that are rented out, both at the very back of the property. Room was clean and quiet and sleep was restful.

There is a kitchen area that guests can access, as well as a computer for checking e-mails, etc.

ELEVEN is very close to Humayan's Tomb and Jaipur Garden Estates park, which are great for a morning stroll before breakfast.

Would not hesitate to recommend ELEVEN to anyone who is looking for an alternative to high priced Delhi hotels and hotel life.

Seven is charming

I stayed at Eleven, B&B for three nights in December. This place is situated in a very nice and quiet neighborhood, and is great for a good walk in the night or morning. Nizamuddin east is the location and is a green leafy suburb of Delhi. It's a stone's throw from Humayun's Tomb. Ajay is very helpful, warm, friendly and accommodating. He goes out of this way to provide you with anything you need. He drove me around to make onward travel arrangements! The place is very clean and has a little enclave where you can sit and also has a common area with internet access. The breakfast is awesome, and laid out very elegantly. The room is very comfortable and clean. Based on the location, price and homely feel of this B&B, I recommend this to be the first choice for anyone's visit to Delhi.

Location, location, location a fabulous find

I consider myself lucky to have been the seventh person to stay at "Eleven" a new accommodation choice in Delhi. The location is what won me over when choosing (and I did a lot of background researching) and after staying there will have to say -add the human side - the people at Eleven. Being a guesthouse (2 rooms available), the back part of the house, you get to really meet the owners who made my introduction to Delhi and to India a delight. I left clothes there, they advised me, looked after me, gave me space yet were there when I wanted to converse, get advice. The rooms are large, absolutely spotless (say hi to the lovely quietly spoken helper and help his english when you go), you have use of a kitchen and the breakfasts compared to others I've had in India - I'd mark higher! Eleven is in a location that is a fabulous part of Delhi, virtually next door to a gorgeous small park, 5 mins from a major landmark (Humayun Tomb), and only approx 10 min rickshaw ride from great shopping areas. Clean bathrooms, comfy large beds, TV, everything you need. I look forward to going back to Delhi one day and when I do I'll be saying hello to Ajay and his wonderful father again when I stay. I highly recommend Eleven, I just hope I'll be able to get in next time as it's going to become a sought after choice!

Peaceful Safe, Friendly Haven in busy Delhi...

If you want to avoid the hustle, bustle and noise in old Delhi this is a great choice, can be easily found using the map on the owner's web site. Facilities are clean, plenty of hot water, free internet/wifi, shared communal area/kitchen facilities with other guests. Host was very genial and helpful, will advise on local sites to see e.t.c. , if you are going to Delhi/India for the first time this place is ideal to get you orientated/started. Karol Bagh on the other hand is best avoided...

Really comfy and cozy rooms,nice hospitality!

i went for two nights i loved my stay so i stayed an extra one night.lovely rooms..and i have recommended all my freinds this place..

i thought it was good value for money,.

located in the queit areas of New Delhi which is not easy to find!
